    Lance Freeman is a Professor in the Urban Planning Program at Columbia University in New York City. Dr. Freeman's research focuses on affordable housing, gentrification, ethnic and racial stratification in housing markets, and the relationship between the built environment and well-being. He was a 2019 Senior Fellow in Residence at the Rappaport Center. Jenny Schuetz is a Senior Fellow at the Brookings Metropolitan Policy Program and is an expert in urban economics and housing policy. Dr. Schuetz has written numerous peer-reviewed journal articles on land use regulation, housing prices, urban amenities, and neighborhood change opportunity. Tiziana Dearing is the host of Radio Boston on WBUR. She has been a commentator and contributor to WBUR for more than a decade and has contributed to a number of other regional and national news outlets.
